Our Process

Relationships form the core of Kotari’s business. We accompany our clients throughout the entire design and building process, with a steadfast promise to make the building journey as enjoyable and smooth as possible, guiding our clients every step of the way.

Initial Meeting

1. Initial Meeting and Estimate

  • Our friendly team are ready to respond to your enquiry. We ensure that we are flexible to be able to arrange a time for you to meet with one of our experienced team members. Your ideas and requirements will be thoughtfully considered by our team, who will also use our wealth of knowledge to provide you with options and advice to achieve the best outcome for you.
  • Following our meeting and once we have all the relevant information, we then start working on a Building Estimate for your project.
  • We understand that every project is unique and can tailor a package to suit your needs and budget.

2. Preliminary Concept Design & Quote

  • The Preliminary Building Agreement (PBA) will include the preparation of architectural drawings suitable for construction (if these are not yet prepared), Energy Rating (or BASIX), structural engineer and hydraulic plans to enable us to provide comprehensive, fixed price quote for your new home build your new home. The quote will include all the relevant details of our scope of services and what will be included in your new home.
  • The PBA is unique to each job and is dependent upon various factors, including the site and each client’s requirements. Our team will guide you through the entire process to ensure that essential details are not missed.
  • NOTE: This does NOT lock you in to a contract

3. Final Plans, Contract & Council Submissions

  • After you are happy with our proposal, we will prepare a construction contract, which includes all the relevant specifications and details to outline every aspect of your individual project.
  • Project documentation is collated and sent for approval with the relevant authorities.
  • Equally important we ensure that contract documents are comprehensive and outline every detail of the project, complete with a schedule of fittings and finishes and relevant allowances.

4. Construction of the Project

  • We endeavour to commence your project as soon as finance and local authority approvals are obtained. We schedule works as soon as contracts are signed to ensure that materials and tradesmen are available, which will ensure that the project progresses efficiently, with as little disruption to your everyday life as possible.
  • Our work schedule is carefully planned and adhered to, allowing us to minimise delays and streamline your project.

5. Completion & Handover

  • Ultimately this is when it all comes together- when your vision and our creation becomes your home. We celebrate the combined efforts and hope you enjoy the many years in your home.
  • Although we go our separate ways from here, our team look forward you to keeping in touch, whether it be for a friendly chat, or whether you have any questions or need our assistance in the future.

6. Ongoing Support

  • All our homes come with a six year structural warranty.
  • We also provide a 90 day maintenance period after you move in to address any details that may require our attention. Relevant trades and suppliers will need to have access to your home to undertake any required works.
